Panorama is visually compatible with the character of the surrounding areas. The siting and driveway location has been refined to further minimize impacts to natural land forms.
Specific changes to the design of the home include:
- The driveway turnaround is contained within the courtyard, thereby reducing overall site disturbance.
- The new location and design minimize grading and protect the existing topographic knolls, particularly the large knoll to the east of the residence.
- The architectural form of the project is gently nestled into the natural slope resulting in a reduced ridge line that is both attractive and harmonious with its surrounding environment.
Night light minimization features include:
- The new location minimizes artificial light impacts in two ways. The design on one side protects public view of existing knolls. The topographical knolls on the other side serve as a visual buffer to minimize the impact of artificial light emanating from the house.
- The lower level of the residence sits almost 6 feet below natural grade. The house seems to be only one story from distance, which substantially reduces light impacts.
- Landscape elements will be specifically designed for the site to serve as screens to substantially reduce artificial light at night. Landscape screening elements will include existing trees, natural rock formations, new trees, and vegetation.
- Existing landforms and rock outcroppings will be untouched and incorporated into the design to serve as natural filters to further blend with the landscape and reduce artificial light impacts.
- Shades will be added to all windows to minimize lighting impact.
- Exterior light shields, low watt exterior blubs, and other exterior measures will further minimize artificial light to protect public view at nighttime.
The subordinate design, refined location, earth tone materials, and native landscaping approach form a visually compatible design that embraces the character of the surrounding area and protect public views.
