Clouds Rest

Ronan Properties

Clouds Rest has been completely redesigned. The primary consideration for the new design is to protect public views and to blend into the hillside and minimize visual impacts.

The new design is:

  • Nestled against the slope
  • Sited to conform to the natural topography; the sloping and twisting roof line of this design mimics the land forms upon which it sets
  • Sited to minimize landform alterations by retaining natural rock outcropping and earth mounds
  • Sited to avoid natural constraints that exist within the site (oak trees, steep slopes)
  • Located in a disturbed area of non-native plants
  • Formed and positioned to help create an integrated structure that blends with the landscape

Night light minimization features include:

  • The complete redesign of Clouds Rest lowers the maximum height to rise no more than 22 feet above grade, and the artificial light emanating the design is substantially reduced.
  • The visual impact of this design has also been dramatically reduced due to its new location. The house sits strategically down in the natural slope and seamlessly blends with the landscape. The design is considerably lower on its site position. The design, siting, and orientation limits the direction in which artificial light can be seen from public vantage points.
  • Landscape elements will be specifically designed to serve as screens to substantially reduce artificial light at night. Landscape screening elements will include existing trees, natural rock formations, new trees, and vegetation.
  • Existing landforms and rock outcroppings will be protected and incorporated into the design to serve as natural filters to further blend with the landscape and reduce artificial light impacts.
  • Shades will be added to all windows to minimize lighting impact.
  • Exterior light shields, low watt exterior blubs, and other exterior measures will further minimize artificial light to protect public view at nighttime.

Constructive comments from Coastal Commission staff have led to the complete redesign of Clouds Rest. The new design creates a visually compatible form that creates an attractive appearance and harmonious relationship with the surrounding environment.
