Lunch Properties
Blue Clouds has been completely redesigned to protect public views. The new design is conceived as a singular, undulating roof canopy that mimics the natural forms of the surrounding hillsides, integrating it into its surrounding environment when viewed from a distance. The triangular shape of the roof is pulled downward at its three vertices, blurring the distinction between the manmade structure and the natural topography. The design and siting follow the existing topography to the extent feasible, and disturbance to natural landform has been minimized, including avoiding landform alternation and minimizing grading along the perimeter.
Specific elements that make the new design more visually compatible with the character of the surrounding areas include:
- A maximum height of 22 feet
- Moving away from the ridgeline to extent feasible on the property
- Airy design that assimilates interior and exterior spaces to conform with the natural topography
- Roofline that integrates with the landscape, which avoids significant intrusion into the skyline
- A natural mimicking design that is complementary with the surrounding environment
Night light minimization features include:
- The basement of the house is now designed to be completely underground with no artificial light emanating from it.
- Landscape elements will be specifically designed for the Blue Clouds site to serve as screens to substantially reduce artificial light at night. Landscape screening elements will include existing trees, natural rock formations, new trees, and vegetation.
- Existing landforms and rock outcroppings will be untouched and incorporated into the design to serve as natural filters to further blend with the landscape and reduce artificial light impacts.
- Shades will be added to all windows to minimize lighting impact.
- Exterior light shields, low watt exterior blubs, and other exterior measures will further minimize artificial light to protect public view at nighttime.
Collaboration with Coastal staff has created a visually compatible design that embraces the character of the surrounding area and protects public views.
